Most of the findings will involve: Maintenance recommendations, Life expectancies for systems and components, and Minor imperfections. These are helpful to know but usually not deal-breakers. The issues that matter most typically fall into these four categories: Major defects, such as structural failures. Conditions leading to major defects, like a small roof-flashing leak. Issues that may hinder your ability to finance, occupy, or insure the home. Safety hazards, such as exposed live wires in an electrical panel. Addressing What Matters Anything in these categories should be prioritized. Fortunately, many serious issues can be resolved affordably, particularly those in categories 2 and 4, to protect both life and property. Keep Things in Perspective Most sellers are honest and often unaware of defects uncovered during an inspection. However, it’s important to understand: Sellers are not obligated to fix everything in the report. No home is perfect.   • What role does the Home Inspector play in the home buying precess?
    A home inspector is a generalist, not a specialist. Our primary responsibility is to inspect the home and provide a detailed report on its condition as it was at the time of the inspection. The Reality of Homeownership It’s important for homeowners to understand that over time, things will break. Parts of your home will wear out, deteriorate, leak, or stop working altogether. These issues are a normal part of homeownership. What the Home Inspection Covers A home inspection does not include predictions of future events, house warranties, or guarantees that nothing will ever go wrong. For example, we cannot predict future roof leaks, plumbing issues, heating failures, or water intrusion. These types of problems fall outside the scope of the inspection and are ultimately the homeowner’s responsibility. What You Can Expect from the Inspection The inspection and report reflect the home’s condition at the time of the inspection. It will highlight any material defects observed on that date. However, a home inspection is not a guarantee that no issues will arise in the future. We cannot uncover every potential problem that could occur but will focus on visible, present defects.
